Building Regulations and Planning are separate permissions and in some cases both may be required.
As a general requirement the glazing to the conservatory in critical areas (around doorways) must be either toughened or laminated safety glass and conform to Part N of the Building Regulations. The ‘Alitex Conservatory’ as a standard will have safety glazing throughout.
If the conservatory is on the ground floor and separated from the house with a set of double glazed doors, has a separate heating thermostat, and the floor area is under 30.0msq, then approval will not be required.
If you are proposing to remove any dividing doors and open the conservatory up to the house then Building Regulations will be required. An application will need to be made to your Local Authority to ensure the construction and thermal properties of the conservatory are sufficient. In this instance we can assist and provide some of the necessary calculations required for the application.
Orangery style structures in general will require Building Regulation approval.
